Variables in Construction Pricing:

  • Material costs:

Fluctuations in the price of building materials like lumber, concrete, steel, and specialized components can significantly impact the overall project cost.

  • Labor costs:

Availability of skilled labor, prevailing wage rates, and project schedule can influence labor expenses.

  • Site conditions:

Unexpected soil conditions, rock formations, or environmental factors can lead to additional costs for site preparation and mitigation.

  • Design complexity:

Intricate designs with custom elements or complex geometries generally require more labor and specialized materials, increasing the price.

  • Location:

Local regulations, permitting fees, and transportation costs vary depending on the project's location.

  • Market conditions:

Overall economic factors like inflation, material availability, and competition in the construction industry can impact pricing.

  • Change orders:

Any modifications to the original project scope requested by the client after construction begins can result in additional costs.

Ways To Reduce Costs:

  • SB-9 or Lot Splits

  • Bundling your project with multiple neighbors for one contractor

  • Building an ADU to add density to your property

  • Using Prefabricated methods to reduce onsite labor

  • Bid your project out to at least 3 contractors
